- Weekly written progress reports with photographs, and a closed snag list at handover
- A core management team of three, supported by nine dedicated regular subcontractors and a vetted pool of seventeen to eighteen specialist trades, ensuring programme commitments are reliably maintained

Can you act as principal contractor on a Section 20 scheme?
Yes, and we do not simply assert it: we hold both approved scopes on the SSIP register, Contractor and Principal Contractor under CDM 2015. On our own schemes we write the construction phase plan, set the site rules and coordinate every other trade, so you have one firm answerable for the building.
Can you work within a Section 20 consultation timetable?
Yes. We understand the notice of intention, the estimates stage and the 30-day observation periods, and we price so that the estimate you serve on leaseholders is the price we hold. Where a variation arises on the scaffold we put it in writing with a photograph before any work proceeds, so the file stays complete.
What size of contract do you take on?
From single-elevation redecoration to complete external major works on mansion blocks, up to approximately £300,000 in value, led by a dedicated project manager throughout. Our core employed team scales with nine regular long-term subcontractors and a wider vetted pool of seventeen to eighteen trades. Smaller cyclical and reactive packages are priced per cycle under a structured property maintenance arrangement.
How do you manage residents on an occupied block?
A notification letter before we start, a named site contact whose number is on the notice board, agreed working hours, protected access routes and a daily clean-down. Where scaffold is up we net it, alarm it where the specification asks and keep the entrance usable every working day.
Will your paperwork stand up if a leaseholder challenges the cost?
We write it for that. The specification, the priced schedule, the RAMS, the weekly reports and the variation record together form the evidence that the works were reasonably incurred and carried out to a reasonable standard, which is the test the Tribunal applies. We keep them in one file and hand it over at completion.

Yes. Cyclical internal and external redecoration, planned across a block's programme, priced per cycle with the specification held on file so each cycle starts from the last one.
Can you provide a sample method statement before we shortlist you?
Yes, on request, with any identifying details of the original project removed.
Do you work outside London?
Our head office is in Epping, and we operate across Essex, North London, West London and Central London. If a proposed project sits outside an efficient travel radius where mobilisation costs would compromise value, we advise you openly before tender stage.
Who do we speak to during the works?
A named project manager assigned to your scheme, with direct escalation to our directors whenever required. Office hours are 7:30am to 5:00pm, Monday to Friday, where enquiries receive a response within one working hour. Outside these hours, routine communications are answered first thing the next working morning.
