Can you scale to our programme?
Yes. We do not put a crew size in a tender unless requested, and when requested we provide full composition: three employed managers and operatives, nine regular subcontractors working with us continuously and a wider vetted pool of seventeen to eighteen specialist trades. Weekly written progress reports with photographs track actual progress against programme milestones, ensuring any divergence is flagged and resolved immediately. At Warwick Avenue we finished on time and on budget.
Do you work as a principal contractor, or under one?
Both, and we are assessed for both. On our own projects we hold the principal contractor role under CDM 2015. On yours you hold it and we work under you, which is most of what we do for main contractors. Either way the CDM side of a job is familiar ground rather than something we are learning on your project.
Will your paperwork hold up?
RAMS and COSHH assessments are prepared by our operations director and issued before we mobilise. CHAS Elite meets the Common Assessment Standard and carries SSIP, which covers the safety part of most pre-qualification questionnaires. We re-issue insurance certificates in your name where the contract requires it. Ask and we will send you sample RAMS before you appoint us, and we revise the RAMS whenever the scope moves.
What does the package cover?
Painting and decorating throughout, from the mist coat on new plaster to the last coat on the final ceiling. With it, spray finishing of doors, kitchens and joinery, carpentry and joinery and acoustic works. We price the making good after other trades as its own item rather than burying it in the rate, which is the convention and it keeps your variation account honest. That is making good after other trades, not making good of defects in the rectification period, which is a different thing under your contract. One specification, one contractor, one handover.
How do you handle handover and snagging?
With a closed snag list at handover, and we snag ourselves first. Our two directors walk the job and pick up everything they can see before anyone else looks at it. Then we walk it with your site manager, and with the client after that, so the joint walk confirms rather than discovers. The aim is to arrive at that walk already snag-free.
Recent projects
At Sackville Street we delivered the complete decorating package in phases between 2022 and 2024, encompassing four office floors, eight flats and communal areas under a single unified specification. At Knightsbridge we completed the full redecoration of a refitted office floor from stripped slab through to handover in 2021. Both schemes were delivered as trade contractor for Pryer Construction.

Frequently asked questions
Do you work under our site rules and inductions?
Yes. We work to your inductions, permits and hours, and every one of our crew carries a CSCS card.
Can you price from drawings and a schedule of works?
Yes. We price line by line against your schedule or specification and note where we have consolidated items, so your QS can check it.
What size of package do you take?
Packages up to around £300,000, and there is no lower threshold. We have no minimum job value. On small instructions the minimum attendance is a half day, and where we cannot pair a visit with other work in the area on the same day, the full day applies.
Who do we speak to during the works?
Our office team answers enquiries within one working hour between 7:30am and 5:00pm, Monday to Friday. On site, you liaise directly with our operations director, Jack Swash, who oversees daily delivery and site management. Outside office hours, routine communications are answered first thing the next working morning, while urgent site emergencies are handled via our out-of-hours line.
